What We Inspect

Roofing: Material conditions, cracks, blisters, split seams, flashings, roof drainage systems, roof penetrations plumbing and attic vents, skylights, chimneys.

Structural: Load bearing walls, foundations, floors, ceilings, roof structure, insulation, ventilation.

Exterior: Windows, fascia, trim, balconies, steps, railings, wall cracks, drainage, vegetation, parking lots, sidewalks, doors, exterior plumbing (faucets).

Interior: Windows for defective glazing and seals, walls, hallways, electrical outlets, wiring, switches, lighting, doors, emergency lighting, exit signs.

Electric: Distribution panels, service conductors, overload devices, grounding, GFCI breakers.

Plumbing: Water supply materials, distibution systems and supports. Drain, waste, vent pipe materials. Water heater, drinking fountains, kitchen sinks.

Heating and Air Conditioning: We test operation of equipment for proper temperatures, inspect roof top duct work for visible signs of damaged seals, disconnect boxes, safety switches, functional condensate drain lines. Note: We do not open panels and inspect the mechanical components of air handlers or make up air in a general property inspection.

Restrooms: Sinks, water pressure and temperatures, drainage and functional flow, toilets, exhaust ventilation, GFCI outlets.

Where we find that pro-active maintenance can help you resolve or prevent an expensive problem, these areas will also be documented and photographed for your report. Although your inspection is not considered a 'safety inspection' we do our very best to identify any existing or potential hazards for the safey and protection of your employess and guests.
